Farm Properties Available

Below are properties with landowners interested in leasing or selling farmland. If nothing is listed, it may be that the landowner did not want their property listed or that there is nothing we know of currently available on Aquidneck Island. Please still fill out a Seeking Farmland form and we will follow up with you once we hear of any land that fits your interests and becomes available. If looking for land off Aquidneck Island, there are a number of other land-linking resources in New England, including Southside Community Land Trust and New England Farm Finder.

Spruce-Acres-Farm-Available

Spruce Acres Farm, Middletown & Portsmouth, RI

Property Owner: Aquidneck Land Trust (ALT)
Property Location: 1286 East Main Road, Middletown. Property splits Middletown/Portsmouth line
Date Available: Available starting 2019
Acres Available to Farm: Small plots up to 1 acre available

Infrastructure Available: Storage possible on site in garage or cold frame

Restrictions: Property is on conserved land – no new structures allowed
Farm Housing: No

Description of Property: The Aquidneck Land Trust purchased the 22.7-acre Spruce Acres former Christmas tree farm in summer of 2017. The vision of the property is a conservation center to include trails, community gardens, small farm plots, and a learning center. Farm plots will be leased on just a portion of the full acreage and are located in the back of the property and accessed via a farm road. Entrance for farmers is the main entrance via East Main Road or possibly Goularte Lane. Lessee must understand there will be public use on the property with trails near farm plots. ALT will work with lessees to ensure conflicting uses are compatible. For example, if fencing, signage, or buffering is needed between public use and farm plots, ALT will provide. The property is currently spruce trees and overgrowth as part of the former tree farm, and thus will require clearing work. Soils are USDA prime. Opportunities for cross-promotion.

Notes/Comments: ALT is still working on the property, but farm plots will be available in the 2019 growing season.
